The NSW Government is fast-tracking two major rezonings in Shellharbour, unlocking approximately 5,700 new homes, creating jobs, and transforming the region.
With the Illawarra-Shoalhaven set to be NSW’s fastest-growing region, these rezonings will bring housing, jobs, and infrastructure closer to hospitals, schools, and transport.
The proposal includes:
Shellharbour City Centre – 5,000 Homes
- Redevelopment of former Shellharbour Hospital and TAFE sites
- Mix of low, mid-rise, and high-density housing
- New parks, walkable streets, and proximity to Shellharbour Hospital
New Shellharbour Hospital Precinct – 700 Homes
- Medium to high-density housing, supporting key workers
- Shops and health services
Developer Opportunities
- Scale Up: LEP amendments enable larger residential projects.
- High-Density Demand: Thousands of new dwellings create a strong demand for mid and high-rise apartments.
- Affordable Housing: Key inclusions provide social and community value.
These rezonings support the long-term vision of the Illawarra Shoalhaven Regional Plan 2041, which outlines a blueprint for population growth, housing supply, job creation, and improved transport.
