Allen Price was engaged to project manage and prepare a Statement of Environmental Effects for a state-of-the-art stables complex for Australian Stock Horses.
We prepared the development application documentation including both a Statement of Environmental Effects and subsequent Modification Application documents for a state-of-the-art stables complex for Australian Stock Horses at the Willinga Park Equestrian Complex at Bawley Point.
The proposal made provision for 14 stables and a separate detached stable building to accommodate stallions and two separate foaling stables. In addition, the proposal provided staff amenities, a two-bedroom managers residence and a separate single bedroom unit to provide overnight accommodation for veterinarians during foaling and emergencies. The stables complex accommodates the breeding and training of horses from the “Romeo” bloodlines.
These horses are finished to a high standard to meet condition and competition requirements. The intention was that the horses will be sold for use within the following competitive disciplines:
- Polo Polocrosse
- Camp drafting
- Team penning (at working class)
- Dressage.
The proposed stables complex has a particular focus on the use of stock horses for camp drafting which is a unique Australian sport that involves a horse and rider working cattle. Given the nature and scale of the proposal the development raised a range of complex environmental issues including residential amenity, ecological, bushfire, agricultural impacts and water quality issues. The project received approval from Shoalhaven City Council.
This attests to our ability to navigate complex regulatory environments and resolve planning disputes, delivering results that aligned with both the client’s vision and the statutory framework. The project demonstrates our expertise in overcoming challenging planning obstacles and securing favourable outcomes for our client.
