Kiama Council Housing and Growth Strategy

We’re excited to share that our advocacy and ideas are helping shape the growth and development of our local community!

At the recent Kiama Council meeting, the council decided to review their housing and growth strategy and will report back in February 2025.

Of particular interest, a key recommendation presented for the review was for the strategy to:
“Provide more detail to articulate housing supply including the spatial distribution, temporal expectations (5-year, 20-year) and housing type (infill, centres, greenfield)”.

The purpose of this recommendation is to provide more detailed information about housing supply, including where it will be built, when it will be available, and what types of homes will be built. This aligns with suggestions made in a submission by Allen Price in response to the draft Kiama Growth and Housing Strategy in August 2024.

Allen Price’s submission strongly supported the intent of the strategy to deliver more diverse housing types that cater to a broader demographic of people. However, Allen Price proposed a more nuanced approach to the development of the strategy to help the public understand the ability of current planning controls to deliver housing.

To help the public understand the potential of different housing options, Allen Price proposed a few scenarios:

  • Scenario 1 – Existing Controls: This is a baseline scenario that shows what would happen if we continue with the current planning rules.

 

  • Scenario 2 – Increased Mid-Rise Infill Development: This scenario focuses on promoting infill dual occupancies, multi-dwelling housing and developing key greenfield sites. It focuses on preserving the heritage character of the Kiama LGA while also allowing for the densification of areas likely to be affected by the State Government Mid Rise Housing SEPP Reforms.

 

  • Scenario 3 – Urban Renewal: This scenario explores the possibility of high-rise development on key strategic sites to examine the potential of high-density housing in areas which have infrastructure and services to cater to and support high-density living.

 

  • Scenario 4 – Combination of all three: This scenario combines all 3 previously discussed scenarios to provide a comprehensive strategy which provides a flexible framework to adapt to the changing needs and priorities of the Kiama LGA community.

 

  • We believe that these scenarios will help the Kiama Council and the public make informed decisions about the future of Kiama. We encourage you to stay involved in the process and share your feedback with the Council.
